Short Sales- 

Short Sale properties are of interest to many buyers.  Please be aware that these properties are not always the least expensive or the best deal.  Sometimes regular sale properties are better deals and less frustrating.  Short Sales take additional time, paperwork and a lot of patience.   

A third party or bank is involved in most cases.  Once you make an offer, you may not know for some time if your offer was accepted. 

 

 

Foreclosed Properties-

In general, Foreclosed properties close quicker than Short Sale properties.  There are often several qualified offers on a property before the property is taken off the market.   Most of the time buyers are asked to increase their offer so you are bidding against other buyers.  The highest bidder gets a contract to purchase the property.  If you have the time and patience, sometimes Foreclosures can be worth the wait.

 Owner Insurance Requirement Update-

Condominium Bill SB 1196 signed into law June 1, 2010, Lowers the cost of condo-ownership by repealing a requirement that owners purchase individual unit owner insurance coverage. 

An Association can change their own documents that would require owners to carry this insurance.

We have been Green- For years our office has dedicated itself to recycling.  Some of the ways we recycle:

  • recycle office paper 
  • recycle plastic bottles 
  • turn in used cell phones, batteries and light bulbs for recycle  
  • bring old computer equipment to recycle hub
  • purchase only recycled copy paper
  • purchase and recycle ink cartridges
  • purchase recycled paper towels and bath paper 
  • turn off all electronic equipment nightly
  • clean air conditioner filters on a monthly basis
  • car pool as often as possible
  • replace old light fixtures with T-3 electronic fixtures and lights 
  • to stop junk mail log on to www.dmachoice.org  
  • We now have an "on call shut off device" from the power company.  This is an "on demand" system where we receive a monthly discount on our power bill.  This device can turn off our power if the power company is in need of extra power.   It has been installed for about 4 months and we have not had any power interruption yet.
