PROGRAM A

  • Advertise the property
  • Interview prospective tenants
  • Receive and analyze credit reports
  • Verify employment & previous landlord information
  • Submit Association applications, if necessary
  • Prepare landlord protective lease
  • Negotiate and prepare renewal lease
  • Perform inspection upon tenant's departure with recomendations of refurbishment

 

 

PROGRAM B (the most popular Program)

All service of PROGRAM A, plus

  • Hold security deposit & advance rent in escrow in compliance with Florida Statutes
  • Handle all emergency and repair calls through licensed and insured repair people
  • Post late rent notice upon your request in accordance with Florida Statutes
  • Perform "In" and "Out" inspections determining tenant's charges for damages
  • Prepare and mail proper notices of claims on security deposits and/or advance rent
  • Handle proper disbursements of security deposits and advance rent

 

 

PROGRAM C

  • All services of PROGRAMS A & B, plus
  • Collect rent monthly
  • Handle all repair disbursements from your account
  • Initiate eviction action, if necessary
  • Prepare monthly income and disbursement statements and year-end Form 1099

 

 

SEASONAL RENTAL LISTINGS

(Fully furnished turn-key properties for short term occupancy)

  • Advertise the property
  • Interview prospective tenants
  • Collect Security Deposit to hold
  • Collect rent for lease in advance
  • Submit Association applications, if necessary
  • Prepare landlord protective Seasonal Lease
  • Perform inspection upon tenant's departure (if selected)
  • Hold security deposit in escrow in compliance with Florida Statutes
  • Contact Owner for repair if necessary
  • Prepare and mail proper notices of claims on security deposits
